It is that time of year when some scratch their head and decide whether to market their property but are deterred because they haven’t anywhere to move to and “there is so little on the market”. Of course, if everyone thought this then the property market would grind to a halt and supply and demand would be based upon those having to move or having to sell for reasons such as divorce, job change and bereavement.

It is not unknown for sellers who receive a good offer for their home to turn it down because they have not yet found “the right property” and worry that they will in effect become homeless should they sell first, although we as agents are quite adept at managing this to ensure that this doesn’t happen. This can often lead to sellers losing out as their properties remain on the market.

With so little on the market currently, there is an opportunity to readily sell and achieve a good price for your existing property and to have a little faith that an opportunity to buy will come along to suit your timescales. Because as soon as you find a buyer, things can start to happen for you!

Firstly, you are in a much stronger position to buy and estate agents will treat you as a “red hot” or “cash” buyer. This means you will be offered new properties as soon as they come onto the market, often ahead of public marketing or uploading to websites. This is why it is crucial that potential buyers register with agents rather than just relying on email alerts or keeping an eye on the portals. Secondly, you gain a much stronger negotiating position when you do find a property you like, meaning that you are preferred to other buyers who may be in a weaker position.

So, to make that necessary or desired move, it is often necessary to get into a strong position first, to have that faith and to find a buyer for your property first. If you try and find a property to move to first then you may become frustrated at not being taken seriously and missing out.
