A handsome Georgian property and a detached coach house in a convenient position on the outskirts of this desirable village close to the Cathedral City of Wells. Beautiful mature gardens of over half an acre and parking for both properties.

Shoalford House is a handsome Georgian property built of local stone with a classical and symmetrical façade beneath a slate roof. Formerly part of the neighbouring Dinder Estate, the house has undergone comprehensive and sympathetic renovations and improvements over the years whilst retaining many period features which are augmented by gas central heating, fireplaces, an Esse range and well appointed bathrooms. The Coach House was formerly a single storey barn that has been converted into a superb three bedroom dwelling. The mature gardens are just over half an acre and run alongside the River Sheppey, this small river has an abundance of wildlife including otters, kingfishers and herons.

Shoalford House is a comfortable and appealing family home and The Coach House offers separate ancillary accommodation that has the necessary permissions to be rented out as a separate dwelling.

The House

The front entrance is flanked by two reception rooms, one being the sitting room and the other the dining room. These elegant rooms have wood flooring laid in an attractive ‘herringbone’ pattern and quintessential Georgian-style windows that overlook the garden. The sitting room fireplace has a wood burner on a stone hearth. A door from the dining room opens into the kitchen which is well fitted with a range of wooden cupboards that include an integrated dishwasher. The gas fired Esse range cooker has been inset into a former fireplace. From the kitchen a door opens into a rear hall that has a very useful under stair cupboard. Further doors open to the rear porch and into the Utility / Boot room.

The generous utility / boot room has cupboards and space for a washing machine, lots of space for coats and boots - perfect for country living. Off the boot room is a smart and modern shower room with a shower, hand basin, wc, cast iron radiator and an interesting Yeoman’s window.

First Floor

The first floor landing has the understated and rather lovely original curved handrail and balustrade. Doors off lead to four good size bedrooms, all with views out across the gardens and the surrounding countryside and river. The family bathroom again has a modern suite with a freestanding claw foot bath, shower, hand basin and wc.

Second Floor

From the first floor the elegant staircase continues to the second floor and into a large and versatile room that runs the length of the house and can be used as a fifth bedroom, office or tv room.

The Coach House

The attractive detached Coach House is built from local stone with hardwood windows and a large arched window with wooden double barn doors. The front stable door opens into the generous and very well appointed kitchen and breakfast room that has an excellent range of cupboards and includes a range of integrated appliances. The sitting and dining room opens to the kitchen and enjoys a good level of light from the large barn-style window. From the sitting room a door opens to the bedroom that has an en suite bathroom with a bath, hand basin and wc. On the first floor are two double bedrooms with Velux windows that have lovely views across the river to the adjacent countryside. The bathroom has a bath, hand basin and wc.

Additional Information

The vendors have informed us that the stamp duty payable would be based on the individual value of each property.

Shoalford House is approached from the A371 through a wide entrance flanked by low stone walls. The driveway leads to a turning circle with a parking area for The Coach House. This property enjoys its own areas of patio directly outside together with a small lawn. From the turning circle the driveway divides left towards Shoalford House giving ample additional parking alongside a beautifully planted woodland garden that runs the length of the driveway. A wooden gateway leads to a 'stepping stone' pathway that directs you to the rear of the house and across a lawned area with well-stocked borders that are planted with a large variety of herbaceous perennials and well-established shrubs and trees including a pink flowering Cornus.

To the front of the property lies the formal landscaped garden with a paved terrace for seating and alfresco dining. The remainder of the garden is mainly laid to lawn with specimen trees such as Cercis Siliquastrum and a number of varieties of Cornus. Shoalford House is bordered on one side by a small river that is a haven for wildlife with sightings of Kingfishers, Dippers, Deer and Otters. The Otters pass by nightly in the early spring and autumn. The distinctive and unusual sculptures on the ridge of The Coach House were created by the renowned sculptress Maggie Curtis who used photographs that were taken of the Otters on the riverbank as models.

The desirable village of Dinder is located approximately 2 miles east of Wells with a Grade II* church of Norman origins. The village itself has an active and friendly community with several societies and a cricket club. Dinder has the advantage of excellent access to walks through the beautiful surrounding countryside and woodland.

Close-by, Wells offers a range of shopping facilities including a high proportion of independent shops and boutiques, banks, restaurants, public houses, cinema, churches and famed cathedral. The market square holds a market on Wednesday and Saturday. The Georgian city of Bath and the regional centre of Bristol are also within commuting distance, while Castle Cary Station with links to London Paddington and Exeter is also nearby. Bristol International Airport is around 18 miles away. There is a wide range of educational establishments at all levels in the area from both the public and private sectors. There are excellent primary schools in Wells and The Wells Blue secondary school has a great reputation. Private schools locally are Wells Cathedral School, Downside, All Hallows and Millfield.

From Wells take the A371 towards Shepton Mallet. Follow for around 2.4 miles and the entrance for Shoalford House is on your left.
