Cedar House is an exceptional property that has been extended and substantially enhanced over the past three years and is now a superb home that is set in a great location within the Mendip Hills, an Area of Outstanding Natural Beauty. Presented to a high standard throughout, this impressive house has comfortable and generous accommodation. Large windows and glazed doors combine to flood the house with natural light. These are complimented by double glazed modern aluminium framed windows and underfloor heating on almost all of the ground floor accommodation. Beautiful slate tiles run throughout the ground floor and these gently radiate warmth from the underfloor heating in the cooler months. The bathrooms and cloakroom have all been re-fitted to a high standard. The internal doors are solid wood, some with a half-glazed panel and the external doors are mostly wood stable doors.

Outside Cedar House has been designed with low maintenance in mind with smart galvanised guttering, downpipes along with galvanised and programmable outside lighting. The water treatment plant was replaced around two years ago and conforms to current legislation. Viewing is highly recommended.

The front door opens into a welcoming porch with a ‘port hole’ window that has been glazed with bespoke stained glass. From here, a stable door opens into the hall with a contemporary oak and glazed staircase. To the left is the cosy sitting room and with its stylish wood burner. To the right of the hall is the fabulous dual aspect, open plan kitchen, dining and living room. Around 31ft. in length, this room gives a wonderful sociable area for cooking, dining and seating. Full height glass doors extend across most of the sitting and dining area and these frame the view across the garden and open out onto the terrace. At the far end of the sitting area is a wood burner. The kitchen is fitted with a superb range of shaker style cupboards complimented by ‘lemon spice’ granite worksurfaces.

There is an integrated full height fridge, dishwasher and to one side is a clever ‘work station’ with shelves, room for a stool and giving the perfect place to pop a laptop or tablet whilst working in the kitchen. At the rear of the hall is an oak door that leads into the utility room. This room has painted wood panelling to half height and bespoke cupboards with an integrated fridge and freezer along with the underfloor heating controls. These cupboards are complimented with deep oak work surfacing and this, along with the cupboards continue into the boot room. The very useful boot room is perfect for country living with lots of coat hanging space, built-in shelves for shoes and a utility sink. There is also space and plumbing for a washing machine. The cloakroom is accessed from the utility room and is sensibly placed close to the rear door that opens onto the paved terrace in the garden.

First Floor

Rising to the first floor, the galleried landing is light and bright. The galleried area of the staircase has clever bespoke bookshelves built in. The fabulous dual aspect master bedroom has a lovely curved wall with doors off to the en suite and dressing room. The en suite shower room is fitted with a contemporary suite with a shower, wc and hand basin. The dressing room has hanging space, shelving and a built-in dressing table. The approach to the master bedroom has a comprehensive range of built-in wardrobes. There are two further double bedrooms on this floor, one of which has an en suite shower room. The bathroom has an airing cupboard, modern, contemporary suite with an oval bath, basin, wc and heated towel rail.

At the front, the property is enclosed by traditional dry stone walls. At the side are double gates leading to a large gravelled driveway and parking area with a lovely curved dry stone wall and further double gates leading to the rear garden. The detached garage is on the south side of the house, has electric and lighting and is currently being used as a workshop.

A path leads around the house to a bespoke shed for storage and a useful double log store. The path leads on to the fully enclosed rear garden. This westerly facing space has a superb terrace that runs the full length of the house and is the perfect place for seating and dining and entertaining whilst catching the last of the summer evening sun. The garden has a large lawned area with apple trees and raised borders planted with herbs. The outside of the property has comprehensive and programmable lighting, with sensors to the front that light up automatically for pedestrian access. There is also electric that has been run to the driveway gate area and electric gates could be added if required.
