Description

Believed to date back to around 1790, Engine Cottage is a detached four bedroom family home, well situated in the hamlet of Benter, in a peaceful and picturesque location, with superb countryside views. The property offers lots of potential, with scope for modernisation and improvement and room to extend (subject to planning permission). Inside, rooms are well proportioned, with accommodation arranged over two floors. The Sitting Room / Dining Room, with wood burning stove measures 26ft x 12ft and the Kitchen measures over 19ft long. There are three double bedrooms and a bathroom on the first floor and in addition, the property benefits from a fourth bedroom and a bathroom on the ground floor. From almost every room, there are wonderful views of the neighbouring countryside, with each of the bedrooms having windows that overlook the gardens and the paddock beyond. The gardens and the paddock are very private. The gardens are mainly laid to lawn, well maintained and bordered by trees, hedging, stone walling and wooden fencing. A wooden five bar gate opens from the lane and the drive has parking for a number of vehicles and offers access to the Double Garage. The paddock can be accessed from the gardens but also has separate access from the lane. There is also a stream that runs through. In all, the gardens and paddock are believed to total around 1.5 acres.

Situation

Benter is an idyllic rural hamlet surrounded by beautiful rolling countryside and well away from main roads. Easily accessible from Wells, Shepton Mallet and Midsomer Norton, as well as within reasonable commuting distance to both Bristol and Bath. Nearby Oakhill is a pretty village that lies to the Eastern end of the Mendip Hills. The village has many period and individual properties and is famous for its history in brewing. Within the village there is a doctors surgery, recreation ground, church, village hall and two public houses. Wells is the smallest city in England and offers a range of shopping facilities including a high proportion of independent shops and boutiques, banks, restaurants, public houses, cinema and churches. The stunning market square holds a farmer’s market on Wednesday and Saturday. The nearby Georgian city of Bath and the regional centre of Bristol are also within good commuting distance, while Castle Cary Station with links to London Paddington and Exeter is a 20 minute drive away. Bristol International Airport is 19 miles away. There are excellent schools in Wells and the surrounding area including highly regarded primary schools in Wells, the extremely sought after Wells Blue secondary school, Wells Cathedral School, Downside School, All Hallows Preparatory School and Millfield.

Directions

From Shepton Mallet follow the A37 out of the town towards Bristol. Turn right onto the A367, signposted Bath and Oakhill. Head through Oakhill, down into Nettlebridge and turn left at the crossroads as you climb the hill. Follow the lane and take the first left into Blackey Lane. Continue for just over a quarter of a mile and Engine Cottage will be found on the left hand side.
